			<content:encoded><![CDATA[<p>SMILE MORE!   									Suwanee Days celebrates its 25th anniversary on September 25th.  Suwanee Days is a fun family day that always starts out with a morning parade and ends with a concert and fireworks in the park.  The event will take place at Suwanee’s new Town Center Park.  This year’s theme for Suwanee Days is Totally 80’s in celebration of the first Suwanee Days in 1984.  There will be over a 100 vendors selling arts, crafts, jewelry and food products.  All day long there will be free entertainment by local artists and our very own North Gwinnett High School drum line.  There will many events for the children including inflatable rides and interactive games.  </p>
<p>	Suwanee Days started in May of 1984 as a half day event to show newcomers what the city was about.  It was and still is a celebration of community.  Its intent was to get people involved in their community and it has certainly done that.  In 1990 it was moved to September and is held the third Saturday in September every year.</p>
<p>The evening concerts feature two great county groups.  At 7:00 P.M. The Lost Trailers will perform.  They have performed all over the county and have opened for stars like Carrie Underwood, Sugarland, and Kenny Chesney.  At 8:30 P.M., Ricochet will perform.  They were the 1996 Academy of County Music’s Top new vocal group.  They had a number one single called “Daddy’s Money”.																			The evening will be capped off with a great fireworks display at 9:45 P.M.  There will be plenty of offsite parking with free shuttles over to Suwanee Town Center for the event.  It is always a great time for family fun.  Meet your neighbors and come on down to Suwanee Days.  We can celebrate our wonderful community together.</p>

Each home has a small yard that is maintained by a professional landscaping company. Also reminiscent of a bygone area are the back alleys and garages so there are no garages visible to the street.</p>
<p>Old Suwanee has park benches and gazebos and green space all over the neighborhood.  The perfectly maintained commons areas are keep very natural and appealing.  The sidewalks are perfect for an outside stroll. It really is a beautiful setting.</p>

<p>This fabulous sidewalk community is a perfect place to call home.  The homes feature many extras that you would associate with much more expensive homes.  The homes have retained their values very well in is Real Estate slow down.  Old Suwanee is just one more reasons to come on home to Suwanee.</p>

<p>The Farmers Market is held every Saturday until October 11th.  Don’t miss out on this great treat.  The fruits and vegetables are fresh picked and delicious.  Come early as the produce goes really fast.  What a great way to start your Saturday morning.  This is just one more reason to come on home to Suwanee.</p>

<p>Tucked away off the  beaten path,  Morningview has much to offer residents.  In the center of the neighborhood is Morningview Park.  This beautiful park area has tables and grills to enjoy a fun get-together.  The Morningview Leisure Club offers a wonderful club house with full kitchen, wide screen TV, weight room, and children’s wing that is busy with all kinds of activities.  The Morningview Leisure Club also has 6 lighted tennis courts, pavilions, large playground and sand volleyball, court.  You can come on down and play a pickup game of tennis or join a Morningview ALTA to USTA team. The Club has 3 large swimming pools.  There is a children’s pool with fountains, an 18 and over adult pool, and an Olympic size family pool.  The neighborhood has a very active swim team (the Manta Rays), children’s swim lessons, dance lessons, and tennis coaching.  There is always something going on at the Morningview Leisure Club.</p>
<p>Homes in Morning view range from around 275,000.00 to 475,000.00 depending on size and neighborhood.  Morningview is  located near the Mall of Georgia, Lake Lanier, and both Interstate 85 and 985.<br />
The city of Suwanee has a great Town Center with shopping and many wonderful restaurants.  There is also an outdoor amphitheater for concerts and shows. Suwanee is also full of parks, greens space, and walking trails.</p>
<p>Gwinnett County is known for its award winning schools and Morningview children have the best of the best.  Suwanee Elementary is a school of excellence and the students excel in all categories of standardized tests.  Lanier Middle and North Gwinnett High School are also schools of excellence with great test scores.  Ninety percent of North Gwinnett graduates attend post-secondary schools with forty-six percent receiving some type of scholarship funds.  Newsweek Magazine rated North Gwinnett High School number ONE in Gwinnett County according to advanced placement participation and test scores.</p>

<p>The regular football season starts on September 5 with the Bulldogs taking on the Broncos of Brookwood High.  The game will be an away game at the Brookwood Community Stadium.   North Gwinnett Bulldog football is another great reason to come on home to Suwanee.  GO DAWGS…..</p>
